South Baltimore's 21230 zipcode is best known for the always in demand neighborhood of Federal Hill but on the flip side of the coin, just on the other side of Oriole Park at Camden Yards + Ravens Stadium, you'll find the neighborhood of Washington Village aka Pigtown. Which name is the correct name? Well that depends on how upmarket you are trying to be. I use both and vary the choice depending on the audience.
This summer I was pleased to have a listing on behalf of my stylish artsy clients (and for those of you who don't know about 50% of my clients fall under the category "creative professionals"). I knew the house would sell quickly despite the neighborhood market statistics that indicated we should anticipate needing about 50 days on market to sell. Why? The large front room in the classic Baltimore row house was a welcome surprise. The exposed brick was oh-so-Baltimore but paired with the blonde wood floors it seemed fresh. Contemporary lighting made the space attractive to a variety of buyers. Its one of the best design decisions you can make in upgrading your home. In the right corner of the photo you may be able to see the all new wooden stairs. These stairs add a sculptural element and are way way better than their drab carpeted predecessor. The owners had them installed to enhance the sale. It was a smart move.
The cohesive design continued on the second floor of the home. This next image is from the master bedroom. The low furniture makes the ceilings seem extra tall. Just like the living room it was a fresh space that buyers could easily enjoy. Rather than have window treatments, the owners instead choose to frost the lower portion of the windows.
The home is only two bedrooms and the basement is unfinished. The kitchen was somewhat upgraded but lacked a dishwasher. I mention this because its important to know we did have some obstacles. Further, since the year 2000 Washington Village / Pigtown has gone in and out of fashion with buyers. So much so that when I take on a listing in this area, I know that the price is truly going to have to be spot-on otherwise the inventory will probably languish.
What is there to like about the neighborhood? My clients were DC commuters who walked to the MARC train station at Camden Yards (there are three MARC commuter train stations in Baltimore City; Penn Station, Camden Yards and West Baltimore). If you are a sports enthusiast you'll appreciate that you can both hear and see the Orioles and Ravens stadiums. If you're a gamer, or simply someone that needs late night dining options the new Horeshoe Casino is close by. Finally (and it was the source of our buyer) the University of Maryland School of Medicine is a few blocks to the north.
