Plenty of maps will tell you this is part of "Hoes Heights" (which is a niche neighborhood within Hampden) and technically I believe that "Hoes Heights" is the correct neighborhood designation. A few Realtors in my office have started to use the term "Hamroll" which is a combination of Hampden + Roland Park. It seems like every three blocks in Baltimore City decide that they need their own geographical designation. If you are confused, just say "Hampden".
When advising clients on location, a big vote of confidence for me regarding 1051 Roland Heights Ave is the major renovation underway at the nearby Rotunda - which is billed to be "the return of a Baltimore Icon". Millions of dollars are being sunk into the nearby amenity. That's a great sign.
