Move Right In! 1051 Roland Heights Ave is Renovated

***Update this property has sold***

Somewhere out there right now in the Baltimore real estate market, a would-be-buyer is considering their options when it comes to acquiring a new home in the oh-so-hot Hampden 21211 neighborhood.  At the top of the Hampden market (both literally and figuratively) you'll find 1051 Roland Heights Ave Baltimore Maryland 21211.

1051 Roland Heights Ave Baltimore MD 21211

This end-of-group duplex-style townhouse is large - approaching 2,000 sq ft of living space not including the basement or backyard. Right-priced at $295,000 it's a true four bedroom home which can be hard to come by in this neck of the woods.

The evergreen outside the arts-and-crafts era porch offers shade and a touch of summer-camp charm. The street name is well suited - this is Roland Heights Avenue. Breezy and secluded, this home would be a great choice for someone who wants to be near all the action in a location that still affords tranquility.

The exterior is a mix of cedar shingles and durable vinyl siding. The main entrance to the property is on the south side of the property. If this home were mine, I'd be adding colorful flower boxes to make the coastal blue tones "pop".

Speaking of landscaping, the backyard looks lush and inviting. It's nice and level, which means it'll be a great place to BBQ and hang out with friends. At the moment the yard is a blank canvas awaiting a garden. With absolutely everything upgraded in the main house, its nice to know there is at least one part of the house that can fulfill your DIY needs.

dining room at 1051 Roland Heights Ave Baltimore MD 21211

My favorite room on the main floor is the dining room. This renovation is brought to you by Greystone. Their design choices have enhanced the period details of the home with a contemporary style. A tray ceiling, wainscoting, and layered lighting are all bonus features that you'll appreciate. Bring in your dining room table and a favorite work of art and the room will be complete.

kitchen at 1051 Roland Heights Ave Baltimore MD 21211

The kitchen is connected to the dining room in a open-plan concept. This space is a few bar stools away from a great place to unwind. No details were left unfinished. See those discrete electrical plugs in the island? I can easily see the new buyer charging their laptop and enjoying a cappuccino. All of the appliances are new and come with warranties. All you need to do is stock the fridge....

Stairs off the dining room lead to a basement that will really make your Realtor happy; it's dry and it smells good, the stone walls have great character, enjoy new central air conditioning + natural gas forced air heating systems,  and a new electric hot water heater. I've been on a lot of home inspections in Hampden / Medfield in the past year, there are a lot of people asking top dollar for outdated technologies. If you can, skip the houses with the hassle and go for a home that has circa 2014 equipment.

Master bathroom at 1051 Roland Heights Ave Baltimore MD 21211

1051 Roland Heights Ave has two full bathrooms and a powder room. This is a partial shot  of the master bathroom on the top floor of the house. Greystone designed the top floor of this home to serve as a master suite.  The windows of the bathroom overlook the green back yard. There is a spa quality to this space that you will love.

overflow parking at 1051 Roland Heights Ave Baltimore MD 21211

Back outside, this is a view of the bonus community parking across the street. The parking is adjacent to a small park that's a slice of nature your dog will enjoy. The lack of buildings across the street affords a secluded  this property will deliver its new owner.

At the top of Roland Heights Ave, you'll encounter The Wine Underground. This wine shop has won awards and praise from local publications and thirsty Baltimoreans. Your friends will have no excuse for stopping by your home empty-handed. Do you dig the Mondrian design on the exterior? I do.

Roland Park Water Tower Baltimore MD

There is even a historic landmark right around the corner, the Roland Park Water Tower.  This historic structure is in transition, eventually there will be a reinvigorated "pocket park" around the base. Donations are needed.

This "Roland Park" water tower begs the questions, so which neighborhood is this? Its fine to refer to this location as Hampden. That's the general area and its part of the 21211 Hampden zipcode. This neighborhood could also claim to be part of Medfield (or next to Medfield). Plenty of maps will tell you this is part of "Hoes Heights" (which is a niche neighborhood within Hampden) and technically I believe that "Hoes Heights" is the correct neighborhood designation. A few Realtors in my office have started to use the term "Hamroll" which is a combination of Hampden + Roland Park. It seems like every three blocks in Baltimore City decide that they need their own geographical designation. If you are confused, just say "Hampden".

When advising clients on location, a big vote of confidence for me regarding 1051 Roland Heights Ave is the major renovation underway at the nearby Rotunda - which is billed to be "the return of a Baltimore Icon". Millions of dollars are being sunk into the nearby amenity. That's a great sign.
