In the fall of 2006 I had my first real estate sale in the Harborview community, a luxury townhouse on Harbor Island Walk. It was my first experience spending time in this community which was primarily built in 2003. To my mind it was part of the "new" Baltimore. These properties include private garages and roof top terraces. Their layouts are traditional, providing an easy transition for people looking to downsize from a large suburban home. The home I sold included an elevator. The 2013 sales are primarily in the mid $600's, with a exceptional model selling at $921,364 in May 2013. All of the properties in this 2013 data were 3-4 bedroom and 3-4 bathroom residences.
Built in 1992, a landmark building in the Harborview community is 100 Harborview Drive, a resort-like residential option with 2013 list prices ranging from $209,000 - $600,000. Most condos in this building offer chic city and water views. A fitness enthusiast would be at home here enjoying the three swimming pools and impressive spa / gym facility.
The Ritz-Carlton Residences and Pier Homes Community will dazzle you. Longtime Baltimoreans tell me that "they feel like they are in Key Biscaye" when they spend time in these neighboring waterfront communities. True to form, there are VIP residents and 5 star level services. Prices for condos I've previewed and enjoyed run from approximately $1,850,000 to $2,500,000. There are more modest options in the $500,000 - $900,000 price range which are just right for a pied-a-terre. A full tour with the sales office runs at least two hours, be certain to have your Realtor schedule your first visit. In addition to the sales office there are units for resale - which is another reason to equip yourself with a buyer's agent. Special spaces await you. The Ritz-Carlton Residences Inner Harbor Baltimore were built in 2007 so with the recession they got off to a slow start. As of July 2013, thirty-one residences have sold in the last year.

Overlooking the luxury communities of The Ritz-Carlton, Pier Homes, and Harborview you'll find the historic neighborhood of Federal Hill. Federal Hill luxury real estate is clustered near Federal Hill Park. The price-point is similar to the newly constructed communities, the vibe is completely different. This magical part of Baltimore City is a lot like Georgetown in Washington DC. Premiere residences have Inner Harbor skyline + water views.
Luxury properties can be found on Montgomery St and Warren Ave in Baltimore's Federal Hill. The trick is having the good fortune to have the right one on the market when you are looking to buy. Many of these properties feature contemporary improvements including floor-to-ceiling windows, elevators, 3 story indoor waterfalls (sold one of those too....) you just never know what you'll find inside. Prices begin around $700,000 and range to $1,800,000 upon occasion.
