The Falls Garden Condos at Summit Ridge in the Pikesville – Greenspring community are my favorite condo residences in the Baltimore County 21209 zip code. This clandestine location affords you all the amenities and savings of Baltimore County with quick and easy access to downtown Baltimore City attractions.

The community consists of three story garden-style condos grouped into manageable low rise buildings surrounded by mature trees and beautiful landscaping. The ground floor condos at The Falls have their own private garden spaces that make this community a great choice for someone who wants to live in condo and still have space to garden. Another excellent benefit of this enclosed garden (or patio) space is that pets can go outside and relax by simply opening your sliding doors.

In the last year five 2 bedroom + 2 bathroom Falls Garden Condo units have sold;

  • September 2011 a 1456 sq. ft unit sold for $164,000
  • December 2011 a 1316 sq. ft unit sold for $138,500
  • June 2012 a 1445 sq. ft unit sold for $188,500
  • August 2012 a 1448 sq. ft. unit sold for $187,500
  • October 2012 a 1440 sq. ft. unit sold for $167,000
        

Using these sales, the data shows that on average a seller should expect to get $119.16 per square foot for The Falls Garden Condos in the 2013 market.

Five years ago prices were consistently at or above the $200,000 mark for these units so if you are lucky enough to acquire one it's a good time to invest in this community.

The Falls Garden Condos in Baltimore Maryland 21209 were built in 1985-1987. Enough time has passed that the trees are mature and offer lots of shade and tranquility for the community.  Parisian style street lights are featured along winding paths and sturdy sidewalks. Many of the units have wooded views; both in the front of the buildings and behind many of the units. Here is a view of the evergreen pine trees along Woodbox Lane.

The floor plan of the Falls Garden condos in Pikesville Maryland make the most of the available square footage. There is luxury in the details; oversize coat closets, private master bedroom suites, separate laundry room, eat-in kitchen and dining room, living rooms with sliding doors to balconies or garden patios. The average two bedroom condo in this community measures between 1400 - 1700 sq. ft. Units on the top floors often have vaulted ceilings.

The 3 story brick and frame buildings have a classic design. The community might be 25 years old, but its better constructed than many I've seen. The only renovations you'll be inclined to make are cosmetic. The condos have a heat pump and central air conditioning - some even have fireplaces, nice right?

The Falls Garden Condos in Baltimore Maryland 21209 have their own recreation center that includes this tempting swimming pool (with separate childrens pool not shown) and tennis courts. There is a once a year recreation fee required for these amenities. Speaking of fees the condos fees here are low - averaging $250 per month. This neighborhood has a great condominium association - and I am never almost never a fan of these groups! They are part of the Pikesville-Greenspring Community Coalition, a non-profit organization dedicated to maintaining the overall quality of the participating neighborhoods.

The Falls Garden Condos in Baltimore Maryland 21209 have exceptional public schools assigned to this neighborhood by the county; Summit Park Elementary, Pikesville Middle, and Pikesville High School


Quarry Lake Shops Baltimore MD


The best place to shop and run errands in the neighborhood is Quarry Lake at Greenspring. Here you'll find a diverse selection of shops and restaurants including Fresh Market specialty grocery store. They've taken a lot of time to make it a great place to go on a day-to-day basis. I like the use of natural stone on the building facades.  Not to be missed is the quarry itself which is now a scenic man-made lake. If you were my client and we were discussing your housing options, we might grab a Starbucks coffee and sit here to contemplate your choices.

The Falls Garden Condos in Baltimore Maryland 21209 are also a close distance to the Mount Washington Village and the best sushi restaurant in Baltimore. If you have a dog you'll love going to nearby Robert E. Lee park with your pet - the park is very dog friendly.
